Fire Safety Legislation in Scotland
In Scotland, new fire alarm legislation came into effect on 1 February 2022, requiring every home—whether owned or rented—to have interlinked fire and smoke alarms. This was introduced following the Grenfell Tower tragedy, with the goal of improving fire detection and response times in all domestic properties.
What The Law Requires
Under the Housing (Scotland) Act 1987, as amended, the minimum standard for fire alarms in Scottish homes now includes:
-
One smoke alarm in the room you spend most of the day in (usually the living room)
-
One smoke alarm in every hallway or landing
-
One heat alarm in the kitchen
-
All alarms must be interlinked, so when one goes off, they all go off
-
Carbon monoxide detectors must also be fitted if there is a fuel-burning appliance (like a boiler, fire, heater, or stove)
Who Is Affected?
This legislation applies to:
-
Homeowners
-
Private landlords
-
Local authority and housing association tenants
Failure to comply could affect home insurance and property resale or rental eligibility.

Fire Detection & Life Safety Systems – FAQs
Get the answers to our most frequently asked questions about protecting homes and businesses across the Highlands and beyond.
Do I legally need a fire alarm system in my home or business in Scotland? Yes. All Scottish homes are required to have interlinked smoke and heat alarms under legislation that came into effect in February 2022. Commercial properties must comply with the Fire (Scotland) Act 2005 and BS 5839 standards.
What’s the difference between conventional and addressable fire alarm systems? A conventional system divides the building into zones, whereas an addressable system can pinpoint the exact device or location where an alarm was triggered. Addressable systems are ideal for larger or more complex buildings.
How often should fire alarms be tested and maintained? Fire alarms should be tested weekly by the user and serviced at least twice a year by a qualified technician, as recommended in BS 5839.
Can you integrate fire alarms with emergency lighting and other systems? Yes, we can integrate fire alarms with emergency lighting, access control, and monitoring systems to provide a fully coordinated life safety setup.
